Opportunity Zones
Gateway85 is the only Community Improvement District in Gwinnett County with access to both Federal and State Opportunity Zones, making it a uniquely attractive place to do business.

Tax Allocation Districts (TADs)
There are currently two approved TADs within the Gateway85 footprint:
- Jimmy Carter Boulevard & I-85 Interchange
- Indian Trail Road & I-85 Interchange
TADs are designated areas where future growth in property taxes are used to finance infrastructure improvements and spur redevelopment. They’re designed to attract high-quality development and revitalize underutilized areas by making upfront investment more feasible.
