<p class="has-text-color has-link-color wp-elements-57b8c35aab861c137276858b7e478848 wp-block-paragraph" style="color:#2a2b33"><strong>NORCROSS, Ga. – August 26, 2025</strong> &#8211; The Gateway85 Community Improvement District (CID) board of directors voted during its August meeting to name Robert Michener as executive director. Michener, who has served as interim since July, brings 17 years of dedicated service to the CID and a proven record of advancing projects that improve mobility, safety and economic growth across the district.</p>



<p class="has-text-color has-link-color wp-elements-8baec5cc184e3a40c2bd2bfcbb74ac5b wp-block-paragraph" style="color:#2a2b33">With the board’s vote, Michener now transitions from interim to permanent leadership, continuing the work he began earlier this summer to guide Gateway85’s projects and partnerships. As executive director, he will oversee the CID’s strategic direction, manage its $4 million annual budget and lead initiatives focused on improving traffic flow, enhancing public safety, supporting redevelopment and strengthening economic competitiveness.</p>



<p class="has-text-color has-link-color wp-elements-2dcdc41192559dc3320312c0d6e0f2e8 wp-block-paragraph" style="color:#2a2b33">“Gateway85 CID and Gwinnett County have enjoyed a 20-year relationship, and I’m proud of what we’ve accomplished over that time,” said Gwinnett County Chairwoman Nicole Love Hendrickson. “I’m eager to work with Robert to advance an array of safety, transportation and redevelopment initiatives throughout Gateway85 CID that are critical to the future of Gwinnett County.”</p>



<p class="has-text-color has-link-color wp-elements-3ed455786dc7f40c42355ad4f23f031e wp-block-paragraph" style="color:#2a2b33">Michener first joined Gateway85 nearly two decades ago as an administrative assistant and has steadily advanced through roles of increasing responsibility. Before he was named interim executive director, he served as director of operations, where he managed day-to-day project implementation and oversaw initiatives that improved transportation infrastructure, enhanced public safety and advanced beautification and redevelopment efforts across the district.</p>



<p class="has-text-color has-link-color wp-elements-f9c1289476871b95f58ea2dbd270460d wp-block-paragraph" style="color:#2a2b33">Over the years, he has worked closely with local governments, state agencies and community partners to deliver projects that benefit both business and property owners in the district’s 14 square miles. Gateway85 represents more than 550 property owners and $1.7 billion in commercial property value, making it one of the largest and most active CIDs in Georgia.</p>



<p class="has-text-color has-link-color wp-elements-7ce8580c76d0c78face9d2e21e23f1c1 wp-block-paragraph" style="color:#2a2b33">“Robert’s passion for Gateway85 CID and the success he has delivered over his 17 years of service with our CID made him the clear choice to lead us into the future,” said Shiv Aggarwal, chairman of the Gateway85 CID board of directors. “He has the experience and vision to continue delivering results that strengthen the district and support our property and business owners.”</p>

<p class="has-text-color has-link-color wp-elements-fa42058cd6b4b5ab13d4f2a765959cdc wp-block-paragraph" style="color:#2a2b33">Today, the CID board of directors named Robert Michener as the interim executive director. With 17 years of dedicated service to the CID, Michener brings significant knowledge, extensive project expertise and a deep commitment to the local community. Michener previously served as director of operations for the CID, and he has played a vital role in managing transportation improvements, public safety initiatives, beautification efforts and more.</p>



<p class="has-text-color has-link-color wp-elements-47e9a993b340645787e227433f6dd701 wp-block-paragraph" style="color:#2a2b33">Michener succeeds Emory Morsberger, a founding contributor and longtime executive director, who recently stepped down. Morsberger served as the CID’s first secretary and was instrumental in its early formation and transformation into one of Georgia’s largest and most active CIDs.</p>



<p class="has-text-color has-link-color wp-elements-4121796b0edd672c6ef53c2eb0036aed wp-block-paragraph" style="color:#2a2b33">“Emory Morsberger helped move our organization forward to create one of the largest CIDs in the state,” said Shiv Aggarwal, chairman of the Gateway85 CID board of directors. “We wish him the best as he embarks on new ventures, and we welcome the fresh ideas and steady leadership that Robert Michener will in the interim bring to the table as the CID shapes its bright future.”</p>

										<content:encoded><![CDATA[<p><strong>Norcross, GA </strong><strong>‐</strong><strong> June 5, 2025</strong> – Gateway85 Community Improvement District (CID) and Gwinnett County officials celebrated a key milestone in pedestrian infrastructure with a ribbon-cutting event on May 29 at the Gateway85 CID office in Norcross for the newly completed Crescent Drive sidewalk. The project underscores the power of public-private partnerships and the dedication of Gwinnett County to enhancing safety, mobility and economic opportunity through thoughtful infrastructure investments.</p>
<p>Completed entirely by the Gwinnett County Department of Transportation (DOT) in just three months and funded through the County’s SPLOST program, the 3,500-foot sidewalk provides a critical connection between Jimmy Carter Boulevard and Nancy Hanks Drive.</p>
<p>“This project is a prime example of what we can accomplish when we work together — the County, the cities and our local Community Improvement Districts,” said Gwinnett County Commissioner Kirkland Carden. “Sidewalks are about more than safety; they are about economic health. Providing safe access to local businesses like Olé Mexican Foods helps strengthen our community and support local jobs.”</p>
<p>The sidewalk has already proven invaluable for Olé Mexican Foods, one of Gateway85’s largest employers. With more than 1,400 employees across three shifts, many of whom rely on walking or public transit, the new connection has made a tangible difference.</p>
<p>“I see my employees taking walks on the sidewalk every day,” said Eduardo Moreno Jr., president of procurement and manufacturing services of Olé Mexican Foods. “It makes the facility look better, feel safer and helps attract people to want to be part of our company.”</p>
<p>The project highlights a long-standing collaboration between Gateway85 CID and Gwinnett DOT that has delivered numerous improvements to the area — from sidewalk installations along Graves Road and Dawson Boulevard to transformative intersection upgrades like the Diverging Diamond Interchange at Jimmy Carter Boulevard and I-85.</p>
<p>“You can’t drive through the Gateway85 district without seeing the results of our partnership,” said Lewis Cooksey, director of Gwinnett County DOT. “These sidewalks give residents and employees a safe, reliable way to get where they need to go — whether that’s work, the grocery store or home. And we’re not done yet.”</p>
<p>Gateway85 CID Executive Director Emory Morsberger praised the County’s responsiveness and vision: “This is what real partnership looks like — trust, follow-through and a shared commitment to doing what’s right for the community.”</p>

<p aria-level="1">• Gateway85 sits at the heart of Georgia’s logistics network, with I-85 and Spaghetti Junction ranked among the worst truck bottlenecks in the country.</p>
<p aria-level="1">• Businesses in the district depend on federal transportation funds for congestion relief, freight corridor improvements and multimodal expansion projects.</p>
<p aria-level="1">• However, up to 90% of federal pass-through funding via the Atlanta Regional Commission (ARC) and more federally funded projects are now in question, leaving key road and infrastructure projects in limbo.</p>

<p aria-level="1">• The metro Atlanta region is preparing for major international events, including the FIFA World Cup in 2026 and the Super Bowl in 2028. Yet, new federal tariffs on steel, aluminum, lumber and manufactured goods from Mexico and Canada are driving up costs for commercial developers, warehouse expansion and transportation projects.</p>
<p aria-level="1">• The National Association of Home Builders (NAHB) estimates these tariffs could add $7,500 to $10,000 to the cost of new construction, placing additional pressure on businesses looking to expand in Gateway85.</p>

										<content:encoded><![CDATA[<p><strong>Norcross, GA — November 12, 2024 — </strong>Gateway85 Gwinnett Community Improvement District (CID) has been awarded $250,000 in funding through the Atlanta Regional Commission’s (ARC) Freight Cluster Plan Program to support its ongoing efforts to improve freight movement, sustainability and mobility in the area. The CID is providing a 20% match bringing the total funding available to $312,500 to explore how to transition the freight industry to sustainable fuels.</p>
<p>According to the Georgia Department of Transportation (GDOT), the area experiences some of the highest truck traffic volumes in metro Atlanta. The program aims to address freight sustainability, implement clean energy initiatives and improve transportation access (transit and rideshare) for industry workers. As a key transportation hub at the intersection of I-85 and I-285, Gateway85 CID serves more than 3,000 businesses that employ nearly 50,000 workers and generates an annual economic output of $16.6 billion.</p>
<p>A unique aspect of this project is the collaboration between Gwinnett and DeKalb counties. The plan will focus on optimizing freight movement along critical corridors, including Jimmy Carter Boulevard, Peachtree Industrial Boulevard and Beaver Ruin Road. These routes, which are home to major freight operators like UPS and Amazon, will undergo thorough evaluation to improve freight flow and meet evolving transportation needs.</p>
<p>&#8220;This funding is a significant step forward in our mission to create a more sustainable and efficient freight network,&#8221; said Emory Morsberger, executive director &#8211; Gateway85 CID. &#8220;We are not only focused on freight movement but also on advancing clean energy initiatives and protecting and improving air quality for low-income neighborhoods. This plan, which uniquely ties in two counties, lays the foundation for greener transportation options and improved mobility for workers in freight-heavy industries.&#8221;</p>
<p>The procurement process is expected to begin in early 2025 and Gateway85 CID will procure a consultant team to lead the study while the ARC will provide technical assistance.</p>
<p>This project aligns with the broader regional objectives of reducing environmental impact, improving roadway safety and boosting economic competitiveness. Recognized as a high-priority freight cluster by the ARC, Gateway85 CID is committed to finding innovative ways to incorporate clean energy into freight operations while tackling challenges like truck parking, traffic congestion and safety concerns.</p>

										<content:encoded><![CDATA[<p><strong>Norcross, GA </strong><strong>‐</strong><strong> August 15, 2024</strong> – Georgia Entertainment, the leading source of news and information for the film, broadcast, music, esports, arts, gaming and other areas of digital entertainment, has released the names of the 200 Most Influential of Georgia’s Creative Industries. The individuals are highlighted in the second edition of the bi-annual printed publication – <em>Georgia Entertainment: The Creative Economy Journal </em>and include Gateway85 CID executive director, Emory Morsberger, and board member Mike Reams with OFS.</p>
<p>Emory Morsberger&#8217;s recognition highlights his contributions to the creative economy as executive director of a community improvement district that is home to some of the largest TV and film studios in the state, including OFS Studios and Eagle Rock Studios. He has helped to establish Gateway85 and Gwinnett County as an internationally appealing hub for creativity.</p>
<p>As director of studio operations at OFS, Mike Reams plays a key role in driving economic investment by the creative industries in the district as he facilitates major television and movie productions at the OFS facility, including MCU films like The Black Panther and Wakanda Forever. The OFS facility includes both a fiber-optic manufacturing facility and a 160-acre movie studio campus that has been the home of more than 40 productions in the past several years.</p>
<p>The list featured additional key figures in Gwinnett, including Gateway85 CID member Michael Clark, general manager of Eagle Rock Studios who was recognized for managing the 465,000-square-foot studio used for TV and film projects like Ozark, Will Trent and The Tulsa King, and Lisa Anders, executive director of Explore Gwinnett Tourism + Film, who oversees the creation, development and expansion of Gwinnett’s Film Commission.</p>
<p>According to Georgia Entertainment, the selection process is meticulous and involves nominations, extensive research, reference checks and insightful interviews with key figures.</p>
<p>“We felt the time had come to recognize the leading players in Georgia’s dynamic entertainment economy,” said Randy Davidson, CEO &amp; Founder &#8211; Georgia Entertainment. “These professionals, spanning all areas of Georgia’s creative industries, are collectively responsible for the state’s leading position as the creative, cultural and entertainment capital of the world.”</p>
<p>In addition, the publication acknowledges and highlights <strong>Legends, Advocates and State Officials</strong> who significantly influence economic activity in the creative sector of Georgia’s economy.</p>
<p>“Compiling this list from across the creative industries was an extraordinary opportunity to uncover new connections among the featured individuals,” said Jezlan Moyet, President &#8211; Georgia Entertainment. “We have already facilitated introductions between some of those profiled. <p>The 132-page publication is targeted to creatives, entertainment executives, local government and tourism officials, elected legislators and others influencing economic activity in Georgia. <p><strong>Norcross, GA </strong><strong>‐</strong><strong> May 20, 2024</strong> – Property owners of the Gateway85 Community Improvement District, a self-taxing district that uses additional property taxes to accelerate infrastructure improvements, security enhancements and economic development over its 14-square mile district along the I-85 corridor in Gwinnett County, voted to continue to CID’s existence for another six years and held its annual Caucus of Electors on Wednesday, May 15, which resulted in the re-election of two board members and the election of one new board member.</p>
<p>The CID elected Hipolito “Po” Goico, co-founder and managing partner at Goico Bolet, P.C., as its newest board member to serve a three-year term. Goico fills the seat that was vacant following Lisa Reeves’ retirement announcement from the Gateway85 CID board in March after 12 years of service.</p>
<p>Goico’s legal career began in 1995, when he joined Blumer International as an associate, practicing corporate and immigration law. In 1999, he co-founded Goico Bolet, P.C., where he has continued to build his expertise and serve a diverse clientele for 25 years. Throughout his career, Goico has played a pivotal role in various professional and community organizations. He co-founded the Hispanic Bar Association in Georgia and served as the past Chairman of the Georgia Hispanic Chamber of Commerce. Goico Bolet, P.C. has focused on general corporate, employment and business immigration matters, and he has been admitted to practice before the Federal District Courts for the Northern and Middle Districts of Georgia. He is a graduate of Leadership Atlanta and Leadership Georgia and has actively contributed to numerous boards and community activities.</p>
<p>Gateway85 CID Chairman Shiv Aggarwal was re-elected to serve another three-year term on the board and will remain as chairman of the board. Aggarwal, president of American Management Services, brings more than 34 years of active community involvement to his role and founded Global Mall, the first and only indoor South Asian mall in North America. Under his leadership, the development, located on Jimmy Carter Boulevard, serves as a vibrant hub for cultural exchange and economic empowerment, attracting more than 300,000 visitors annually from diverse cultural backgrounds.</p>
<p>Current board member Michael Reams was also re-elected to serve a three-year term. He is the director of studio operations at OFS, where his leadership has played a crucial role in fostering the growth of Georgia&#8217;s burgeoning film industry. Since joining OFS in 2001, Michael has held various senior managerial roles, spanning from sales to procurement services before transitioning to the entertainment sector within the company.</p>

										<content:encoded><![CDATA[<p><strong>Atlanta, GA </strong>(May 10, 2024) – Last week the Atlanta Regional Commission (ARC) announced a significant allocation of $280,000 from its million-dollar budget to fund a comprehensive study aimed at enhancing safety, beautification, and transportation infrastructure along Jimmy Carter Boulevard in the Gateway85 Community Improvement District (CID). Gwinnett County will contribute an additional $120,000 towards the endeavor.</p>
<p>&#8220;We are thrilled to receive this grant from the Atlanta Regional Commission and Gwinnett County to undertake this transformative endeavor,&#8221; <strong>said Emory Morsberger, Executive Director of Gateway85 CID</strong>. &#8220;This study represents a pivotal step towards building a sense of place and community for residents, businesses, and visitors within our district.&#8221;</p>
<p><strong>Carolyn Bourdeaux, the former Georgia Congresswoman who worked with Gwinnett County and the Atlanta Regional Commission on this grant said,</strong> “I deeply appreciate the regional partnership to invest in the Gateway85 Community. This LCI grant will help lay the foundation to foster sustainable growth and economic development in one of the most diverse but also high needs communities in the metro area.”</p>
<p>With more than 3,000 businesses, employing 47,000 people, Gateway85 CID’s members represent 16% of Gwinnett County’s workforce. By leveraging the expertise and resources of ARC and Gwinnett County, the study aims to identify innovative solutions to enhance the economic impact of Gateway85 CID, which is currently $16.6 billion.</p>
<p>The findings and recommendations of the study are expected to serve as a roadmap for future development and investment within Gateway85 CID, ultimately enriching the quality of life for all stakeholders and community members.</p>
